Job Summary:
The Maintenance Technician is responsible for
performing highly diversified duties to install,
troubleshoot, repair, and maintain equipment and goods in Merion
Residential’s communities.
Follows safety, predictive, and productive maintenance systems,
guidelines, and processes to
support the achievement of the community’s business goals and
objectives, with resident
satisfaction being paramount.
Essential Job Functions:
* Adhere to standardized diagnostic approaches for preventative
maintenance and system
troubleshooting.
* Participate in on-call emergency rotation and respond to
emergencies as needed.
* Assist in training junior-level Maintenance Technicians.
* Troubleshoot all property systems and perform repairs.
* Conduct maintenance-related inspections, including building
and alarm systems
inspections.
* Inspect vacant units, ensuring turnovers are completed.
* Paint turnovers as needed.
* Utilize maintenance software programs to track work orders,
inventory use, product
replacement histories and scheduled preventative maintenance.
* Ensure tools and equipment are in optimum condition.
* Inspect the work of subcontracted service providers and
document work quality.
* Walk the grounds and common interior areas daily, removing
litter and debris from lawns,
planting beds, parking areas, sidewalks, ramps, and indoor spaces.
* When inclement weather occurs, remove snow and ice from
sidewalks, walkways, steps, and
driveways.
* Maintain resident relations by providing excellent customer
service to all residents.
* Maintain regular daily office hours, and work weekends and
holidays as scheduled.
Other Duties:
* Make recommendations to maintain a proper inventory of
supplies and tools sufficient for
turning units.
* Perform non-complex electrical, plumbing, painting, and
carpentry work orders. Also,
assist with reconfiguring spaces including moving furniture, and
assist with cleaning.
* Complete assigned service request orders in an accurate and
timely manner per Merion
Residential’s standards.
* Follow all preventative maintenance programs and guidelines to
minimize emergency
repairs and service requests.
* Adheres to the company’s safety programs and guidelines to
minimize emergency repairs
and service requests.
* Walk the property daily to maintain "curb appeal."

Hand Tools - Maintenance Team
Members" document. This document must be reviewed and
acknowledged to confirm
receipt upon hire.

Typical Physical Demands
* Will be exposed to constant activity that requires
intermittent standing, bending, crouching,
pushing/pulling, lifting/moving/carrying (light to heavy weight
material/appliances/equipment), climbing ladders/stairs, and
working in areas where the
clearance height ascends.
* This position typically requires exerting 50 to 100 pounds of
force occasionally, and/or 25 to
50 pounds of force frequently, and/or 10 to 20 pounds of force constantly.
* Requires manual dexterity sufficient to operate
small-motorized equipment (i.e., repetitive
hand/wrist, griping, and elbow motion).
* Must have medically recognized normal range of hearing,
vision, color discrimination, and
depth perception for proper operation and repair of machines,
wiring, and equipment.
* Must be able to complete tasks wearing appropriate safety
equipment (i.e., back belts,
goggles, masks, gloves, etc.).

Typical Mental Demands
Must be able to read and write in English at an intermediate
level to read diagrams, meters,
instructions, write reports, etc. Must be able to apply logic
and understanding to carry out
instructions and plans.
On a regular basis, one must use independent judgment (following
prescribed procedures) to determine actions to be taken,
priorities, emergencies, etc. Must be able
to deal with moderate to high levels of stress due to meeting
deadlines, reprioritizing activities, and
supervising employees. Will interact regularly with residents,
vendors, contractors, supervisors,
employees, and coworkers and therefore, must have excellent
interpersonal and communication
skills.
Environmental/Working Conditions
Will be exposed on a regular basis to outdoor environment (i.e.,
heat, cold, damp, rain, etc.).
Will
also have light to moderate exposure to products and work tools
requiring skill and knowledge (i.e.,
chemicals, electrical, machinery, tools, lifting, etc.).
Will be exposed to some low- to moderate
level noise when using power tools and in the workplace. Hazards
can be minimized with proper
lifting techniques, MSDS, and general safety training, and by
wearing proper safety equipment.
Must be able to lift 50-75 pounds with appropriate safety gear
and tools.
Will be regularly called upon to work overtime and service calls
after-hours schedules.
Work Environment & Location
* Indoors (66% to 100% of the time). Frequently outdoors (33% to
66% of the time), all
conditions, often for extended periods.
* Occasional exposure (1% to 33% of the time) to paint fumes,
solvents, adhesives,
etc. Example: Apartments during/after make-ready.
* Frequent need (33% to 66% of the time) to work in awkward and
confining positions.
* Work Location: This is a customer-facing position that is
based at a Merion property, which
means that the worksite is primarily within the apartment
community, such as the leasing
office, maintenance shop, or resident’s apartment home. This
position requires direct and
frequent interaction with residents, prospects, and other
invited business guests.
Driving/Travel Requirements
* May be required to utilize personal transportation to inspect
apartment community grounds
and units, as well as the surrounding neighborhood.
* Business travel to regional meetings, or for training, may be
required representing up to
15% of travel time for business purposes.
* Daily use of a golf cart may be necessary.
* Must have a valid driver’s license and automobile insurance.
A Relocation Stipend of $2,500 will be offered for relocation to
Clifton Park, NY area.
